On my way home, i stopped past one of our past flips! They really have added onto it!! Including a basement (see the bottom window? that used to be just a mud floor with storage under the house, and the top window? that used to be just gross attic space!!). They did alot of work....but i always liked this house....i thought it was so beautiful and so simple and a steal when we bought it at $178,000!! Now THAT was a way to make some money......i am a firm believer that one can NOT get ahead by having an hourly wage-type job.....
And this was new! A new neighbor down the road from the flip....such a weird place....garage, level 1, level 2....stacked like blocks.....
This afternoon got me thinking about how we have best made money in the past and these flips have definatly paved the way to some pretty great times.....flipping takes big risk, but also has the potential for the biggest payoff. We were always of the mindset that there will always be young families looking for nice houses at the lower end of the payscale...which is why we always tried to buy low and still sell low {and quick!!!}.....
This was our very first house flip!!
{ i don't think you can count our crofton condo! }
Isaac was still a baby! My mom came down to help paint...chris did the lions share of the work all the while still working a full time job at camp during the summer!! It was the best flip ever! Huge 5 bedroom house in LC, big backyard, mainly cosmetic, and it was a steal!! I still have the patio swing from this flip in our yard!
This was the second flip that we nabbed even before our first one closed.....it just fell into our lap at a price we could afford....and i love it....such a sweet little place. Chris worked so hard on all these flips...i just worked the money side of things and dealt with the kids and the rest of our lives while my hardworking man would work during the day and work on the flip at night.
This was our final flip.....it was the hardest one that we (he) did....it was a complete gut job....a bigger flip than initially intended. Poor chris....i think he is still recovering from this one. There was absolutly nothing salvagable from this one. But i always loved the house, first impressions were so good, and chris did such a great job on the inside...new kitchen, new bathroom, new floors.....bah....new everything!!! I have been most proud of him on this one.....he finished well...it was the most beautiful with most quality work, inside and out.
Now that we have a few under our belt, and they are all off our books....the simple life with no debt, no projects on the go, etc.....has been lovely! Oh, the feelings of 'when will it all be done? then 'when will it sell?' are all hard....its so nice having no houses on the go....especially now that chris is swamped with work. Perhaps i should do my own flip? But the money is made when you can do your own and not contract the work out.....but my eyes are peeled!!!
